The current law is changing, all property landlords need a EICR (Electrical Inspection Condition Report) formerly known as a Periodic Inspection Report, on each rental property for letting purposes. This involves a full inspection of all fixed wiring at the property to make sure that it is at the UK standard for safety of electrical installations meeting 18th edition regulations. This is to ensure the safety of your tenants and show that you are taking all appropriate measures to do this. Certification is then issued via the governing body NICEIC in the form of a EICR. It is recommended you have this completed every three to five years.

What Is Inspected in an EICR?

During an EICR, the consumer unit, wiring and electrical accessories are thoroughly tested and inspected for faults or deviations from the Wiring Standards. Throughout the test, the following will be inspected and tested:
